What is a property valuation?

A property valuation is a full market appraisal of what your home is currently worth. How much your home could fetch today can be very different to how much it was worth last year. Right, I’ve booked my property valuation. What happens next?

Once you book a valuation with Wards, we’ll be in touch to firm up the details of the appointment. You’ll be given the name of your agent along with confirmation of the time and date of their visit, all designed to fit around you.

We’ll also take this opportunity to tell you a little bit about us and the kind of service you can expect if you decide to sell with Wards.

Before the appointment, the valuer will prepare a bespoke report for you to provide evidence that backs up the price we advise, showing comparative properties in the local area.

What happens during the property valuation?

Rest assured, we make our home valuations as seamless as possible – which is why we’ll aim to give you as much time as you need. That being said, it’s usually completed within an hour and a half.

You don’t need to tidy up but to make our valuation as accurate as possible, we’d love to see every room in your property – including any outbuildings you may have. Once we’re finished, we’ll give you a full market appraisal report which will tell you what we think your home is worth and why.

We are an agent who listens to your needs so we will take some time to understand ways we can help you, from how we market your property, find a buyer who suits your personal circumstances to seeing the sale all the way through to completion. We will explain it all in friendly, jargon-free language!

What is your property valuation based on?

Like all agents, we base our valuation on lots of things, including what your neighbours’ homes have sold for, what the current market is like and, of course, how your home is presented.

If you’re lucky enough to live in a turnkey or ready-to-rent property in a desirable location, it’s likely that our valuation will be at the higher end of the scale. 

Of course, it’s entirely up to you what you sell your home for. However, you should pay attention to what your agent recommends. Unlike some estate agents, we’ll never over- or undervalue your home. We’ll only ever base our valuation on what we think it will actually achieve on the open market.

Do I have to sell my home after the valuation?

You don’t have to commit to anything following our visit. As with all of the advice Wards provide, our valuations are completely free and without obligation. No pressure, no hard sell.
